Plant rooms, boiler houses and process areas are where asbestos in older industrial buildings is hardest to see and most likely to be disturbed. Lagging, gaskets, rope seals and boards around heat sources were all common, and maintenance work goes straight to them.

Scope it around the work

The most useful survey is one scoped to the exact equipment and areas in the maintenance plan. Share the shutdown scope and any drawings, and the survey can concentrate on what will actually be opened, cut or removed.

Timing

Book the survey early enough that results — within 24 hours of sampling — are back before the window opens, with time to arrange licensed removal if it is needed. Surveying during the shutdown itself leaves no room to react.

Keep the register live

After the work, update the register with anything removed or newly found. It saves the next team repeating the exercise.
